1.) I only want to buy land with my eligibility. Can you do this for me? Answer: Sorry, but the Veterans Administration Board does not allow outside lenders to do the "land only" portion of their program. You may directlycontact for land only loans
2) I want to use my Veterans eligibility to purchase a home. Can you do this for me? Answer: Absolutely, this is what I do!
3) I only want a 15 year mortgage, can I get a lower rate? Answer: Yes, not a problem
4)I am VA disabled (service related), I understand there is an additional discount available to me. What are the rules, and what is the discount off the weekly rate? Answer: You must be at least 10% VA disabled, and have paperwork to support it.
5) I am purchasing a brand new home. I understand there is something about Energy Star that I need to know? Answer: All new home purchases that are Veterans Loans are now required to have an Energy Star inspection done on the property long before it is finished. In order to close this loan, we must have an Energy Star Certificate from an independent outside inspection provider on your property.
7) What happened to the Service Era Discount for Vietnam Vets? Answer: This discount has been eliminated as of August 8, 2008.
8) I don't live in Gloucester County New Jersey, but can you still handle my loan? Answer: We can close a Veterans Loan anywhere in New Jersey with no problem. We even have the ability to do loans outside of New Jersey.
9) Can I close my home loan in my home town or even my own home? Answer: Absolutely.
10) How do all those documents get to my local Title Company? Answer: Electonically or email.
11) I already applied to another Lender for my Home Loan, do I have to stay with them? Answer: No you don't. You can change your mind, and decide who you want to close your loan. Transfer of your loan is an easy process.
12) Can I use my Veterans Eligibility for a Rental Property purchase? Answer: In some cases yes, contact me for additional details
13) Can I refinance my primary residence using myVeterans eligibility? Answer: Yes
14) Is there an out of pockect expense to start my loan process with you or for an appraisal? Answer: No
15) How often are interest rates subject to change? Answer: Every day at 6:00pm, sometimes they can change during the day depending on market volitility.
16) How will I know what interest rate I will get on my home loan? Answer: Rates are based on your individual scenario / loan profile and credit scores.
17) I am a Widow of a Veteran, can I qualify? Answer: Yes you can, provided deceased husband died in the line of duty or from a service related cause. Widow must also satisfy the residency requirements.
18) I hate to fill .out forms online, can I talk to a person? Answer: Sure just call or e-mail me to discuss what options you're most comfortable with.
19) I don't feel comfortable giving my financial information over the Internet, what can we do? Answer: We can do everything over the telephone or in person if you like.
20) How will I know what the prospective home is worth? Answer: We will order an appraisal done by a licensed VA appraiser in your area.
21) How long does is take to close my loan? Answer: Typically no more than 30 days.
22) I am working with a Realtor.....is this O.K.? Answer: No problem.
23) Another lender botched my loan, can I transfer my loan to you? Answer: Sure, no problem. Unfortunately, this is all too common.
24) I want to place my loan in your hands, what's next? Answer: Call me or e-mail me for fast and effecient service.
25) I want to move forward with you, what do I tell my realtor? Answer: Ask them to fax a copy of your contract to us and I will give the Realtor a call to coordinate, you do not have to be in contract to start the process though.
